Location


Location is one of the most important factors to consider when purchasing Real Estate in Lake Chapala. There are many different communities and areas to consider and I always say that every type of housing option is represented, it's just a matter of what you would like.

Do you want to be located in the village of Ajijic and be part of the many events and cultural activities, or would you prefer to be out in the countryside. Perhaps, if you are you concerned about safety or would like a more "lock and leave" home, then a gated community might be more suited to you. Gated communities offer the advantage of a built in community and you can easily make friends at the many social gatherings and poolside. If you're a golfer, a golfing community might be more to your taste.

From tower living, to farms and from gated communities to independent homes, from Mexican villages to towns, there is something for everyone in Lake Chapala.

New Developments


Since 2017, when the market turned hot and inventory levels shrunk, many new developments started under construction in Lake Chapala. Like everywhere, there are good developments and and not so good ones. Again, a knowledgeable Realtor can help steer you to the ones that have a chance of being completed in the specified time fram, and those that will return the most value on your investment.


Cost


While I left this for last, it's certainly the most important factor on everyone's minds. What does it cost to purchase a home in Lake Chapala? Just as there is every type of housing available, there is every price bracket represented too, so no matter your budget, there is a home for you! More importantly, location can play a huge factor in the price of your home. Think of Ajijic village and La Floresta as being the epicenter of the most expensive real estate in Lake Chapala, While you can purchase homes in these areas in the low 100's, it comes down to how much bang you get for your buck. As you move east and west from these areas you get more value. Going south to the other side of the lake, or north away from the lake towards Guadalajara, will yield your most bang for your buck....but, be careful, as re-sale can be difficult in these areas.
