Buying A Home In Lake Chapala - Key Factors To Consider

Ajijic is one of the biggest ex-pat communities in Mexico with roughly 10,000 permanent expats residing in the area. Being a retirement destination for over 70 years means it offers more North American amenities than any other small Mexican village for it's size.

What's it like to live in Ajijic? Find out all the information you need by visiting our blog page with over 130 information packed blogs! Here you'll find all the answers to your questions about renting, buying, local markets, activities, healthcare, clubs, neighborhoods and so much more!

The Lake Chapala area offers so much in the the way of great restaurants, community social activities, outdoor adventures, and culture, all in one of the best climates of the world, that it's no wonder that so many people consider buying real estate in Lake Chapala.

Location is one of the most important factors to consider when purchasing Real Estate in Lake Chapala. There are many different communities and areas to consider and I always say that every type of housing option is represented, it's just a matter of what you would like.

Do you want to be located in the village of Ajijic and be part of the many events and cultural activities, or would you prefer to be out in the countryside. Perhaps, if you are you concerned about safety or would like a more "lock and leave" home, then a gated community might be more suited to you. Gated communities offer the advantage of a built in community and you can easily make friends at the many social gatherings and poolside. If you're a golfer, a golfing community might be more to your taste.

From tower living, to farms and from gated communities to independent homes, from Mexican villages to towns, there is something for everyone in Lake Chapala.

In addition, location is always important to keep in mind in regards to re-sale. Eventually you will want to sell your home and a good real estate agent can help guide you as to better locations and developments that are more in demand.

What amenities you prefer to have can also weigh into your decision. Do you want a yard and garden, and if so, how large? Will you have a dog or two (or more)? Do you want a pool, and if so, would you prefer your own private pool or a community pool? Is a gym important to you? All of these factors, and many more, can help isolate the community best suited to your needs.

New Developments

Since 2017, when the market turned hot and inventory levels shrunk, many new developments started under construction in Lake Chapala. Like everywhere, there are good developments and and not so good ones. Again, a knowledgeable Realtor can help steer you to the ones that have a chance of being completed in the specified time fram, and those that will return the most value on your investment.

While I left this for last, it's certainly the most important factor on everyone's minds. What does it cost to purchase a home in Lake Chapala? Just as there is every type of housing available, there is every price bracket represented too, so no matter your budget, there is a home for you! More importantly, location can play a huge factor in the price of your home. Think of Ajijic village and La Floresta as being the epicenter of the most expensive real estate in Lake Chapala, While you can purchase homes in these areas in the low 100's, it comes down to how much bang you get for your buck. As you move east and west from these areas you get more value. Going south to the other side of the lake, or north away from the lake towards Guadalajara, will yield your most bang for your buck....but, be careful, as re-sale can be difficult in these areas.

As all sales in Lake Chapala are 'cash' only, it is important to keep your budget in perspective.
