Ahhh, one of the most asked questions. How much do I need to spend to purchase a home in Lake Chapala? As anywhere in the world, it comes down to location, price of land, quality of construction, and items like a pool and view.
As of the end of 2022, the average price of a home sold in Lake Chapala was $288,000 USD. This figure comes from the MLS listings
This figure encompasses many areas of Lake Chapala from Ixtlahuacan and Aqua Escondido to Santa Cruz to Jocotepec and even the south side of the lake and parts of Guadalajara. It is impossible, therefore, to provide you with a figure just for Ajijic Village but suffice to say that Ajijic and the neighboring residential community of La Floresta has the highest per square meter land values on Lake Chapala's shores. Having said that, there are still good deals popping up in Ajijic and you can still get a place for less than $200,000 USD in Ajijic and La Floresta because of the variety of housing options available.
As a general rule, the further removed you are from Ajijic, the lower the price. If you are looking to buy right in the village of Ajijic, expect to pay minimum $200,000 USD for a small two or three level apartment that is in decent shape. If you are not afraid of doing extensive renovations, it would be possible to cut that price down a bit.
Very nice, and well maintained 1000 sq ft condo units in Birds of Paradise are selling for $160,000 to 180,000 USD. Birds of Paradise is located on the bypass in San Antonio, and is just a 5 minute drive to the center of Ajijic or 10 minutes to Chapala. It also has the advantage of being closer to the Airport and Guadalajara.
In contrast, tiny apartment units can be purchased in Chapala for as low as $60,000 USD, so there is better value to be had in Chapala vs Ajijic.
Looking further out from Ajijic and Chapala, you can get a beautiful home in Vista del Lago right on the golf course for as low as $140,000 USD and up. The trade off is that you are situated 15 minutes from Chapala and 40 minutes from Ajijic.
In other outlying areas, homes on lots are for sale in Roca Azul, Ixtlahuacan, Aqua Escondido, Buena Vista, San Luis Soyatlan , Santa Cruz de la Soledad, and San Nicolas de Ibarra for 100,000 to $150,000. Excellent common facilities are available at Roca Azul.
Naturally, I have provided you with the starting range of prices for each of the areas. Prices, as in any real estate market, vary greatly and homes can be found for a million dollars too.
The wonderful thing about this area is that there is a large selection available in a variety of price ranges.
Moving up a bit. Very nice 2 bedroom homes are on average in the $200,000 -$250,000 range. These will be on small lots and/or in sub divisions.
If you are looking for a view, then expect prices to start around $300,000 and if you have the budget, $400,000 to $500,000 homes will give you virtually anything you want.
Extreme luxury homes and estates with or without jaw dropping views and ample land can be found in the $600,000 to $900,000 range.
There is truly something for everyone and you don't have to break the bank to have it.
